Get the sequence right

  1. Structural and framing — wall changes, closet framing, staircase alterations. Permits and inspection happen here.
  2. Electrical rough-in — new circuits, switch locations, recessed light housings, before any wall is closed up.
  3. Front door — order early, install before finishes so the opening is weathertight.
  4. Flooring — before baseboard, so the trim sits on the finished floor.
  5. Walls, trim and millwork — wainscoting and casing, then caulk and paint.
  6. Lighting and hardware — last, so nothing expensive is on site while dusty work is happening.

Your finish level applies a material-grade multiplier — 0.8× for basic, 1.55× for high end — and a single regional labour adjustment is applied from your ZIP code. Structural work is shown as an allowance, because it cannot be priced without knowing what the wall is carrying.
